To begin your application, please create a prospect account using the Apply Now link below. The primary applicant must begin the application and may add co-applicants, occupants 18 or older, or guarantors as needed.

A nonrefundable application fee of $20 per applicant, co-applicant, occupant 18 or older, and guarantor applies.

Employed applicants

Valid US government-issued photo ID (drivers license, US passport, or visa)
- If on a US visa, please also include your international passport
Employment verification or offer letter, signed and dated within the last 30 days, stating position, salary, start date, and any bonus information
Two most recent pay stubs
Most recent federal tax return or W-2
Checking, savings, and/or investment account statements dated within the last 30 days showing your name, account number, statement date, and available funds

Self-employed applicants

Business owners, partners, founders, presidents, CEOs, vice presidents, etc.

Valid US government-issued photo ID (drivers license, US passport, or visa)
- If on a US visa, please also include your international passport
Most recent federal tax return, including Schedule C or K-1 if applicable
CPA letter on company letterhead verifying the accuracy of the tax return
Checking, savings, and/or investment account statements dated within the last 30 days showing your name, account number, statement date, and available funds

Student applicants

Valid US government-issued photo ID (drivers license, US passport, or visa)
- If on a US visa, please also include your international passport
Checking, savings, and/or investment account statements dated within the last 30 days showing your name, account number, statement date, and available funds

*Management reserves the right to request additional documentation as reasonably necessary to verify information provided and complete the application review.

Qualification guidelines

Applications are reviewed based on the following standards.

Applicants

Income is combined. The total annual income of all occupants together must equal at least forty (40) times the monthly rent
Background and credit checks are run for all applicants
There is no minimum credit score

Guarantors

Income is combined. The total annual income of all guarantors together must equal at least eighty (80) times the monthly rent
You may add as many guarantors as needed to meet the requirement
Guarantors submit the same documents as applicants (see step 2)

*Each application is reviewed in its entirety and evaluated fairly and consistently under our established screening criteria and applicable fair housing laws. To protect applicant privacy, we do not disclose or discuss other applicants information or supporting documentation.

Pet policy

Pets are not allowed.

Required fees

Application fee: $20 per applicant, guarantor, or occupant 18 or older (nonrefundable)
Security deposit: Equal to one months rent, refundable in accordance with New York State law.
First months rent: Full month due at move-in. A credit is applied if moving in mid-month.
Electric: Billed through PSEG; varies by usage. Heat is electric.

Optional & situational fees

Not included in rent. All rentable items are subject to availability. Sales tax of 8.625% applies to parking.

Indoor parking: $130.00 + $11.21 sales tax per month (subject to availability)
Outdoor parking: $95.00 + $8.19 sales tax per month (subject to availability)
Storage: $50.00 per month (subject to availability)
Internet / cable: Optional. Provided by Optimum and billed separately.

Included in rent

Gas, water, sewer & trash: Paid by the owner. Stoves are gas.

Owner reserves the right, in its sole discretion and to the extent permitted by applicable law, to modify any information, apartment availability, pricing, fees, terms, or conditions without prior notice. No such modification shall alter or supersede the terms of any fully executed agreement.

Unless expressly designated as refundable or otherwise required by applicable law, all fees are nonrefundable.

Additional fees may apply under specific circumstances as set forth in the application and/or lease agreement. These documents are available upon request before beginning the application process. All fees remain subject to applicable law and the terms of the application and/or lease agreement.
